A national lender underwrites your deal off a spreadsheet and a desktop appraisal. We know the streets, the comps, the contractors who actually finish, and the closing attorneys who answer on a Friday afternoon. That is the whole reason we stay inside one state.

Questions we get on the first call
Do you pull credit?
No — not to give you a term sheet. There's no credit pull anywhere in the application. We ask for a self-reported range on the call; any hard inquiry only happens later, with your permission, once you've accepted terms.
What if I've never done a flip?
First-timers are fine. Experience changes your leverage, not whether we'll work with you. We'll talk through your contractor and your exit on the first call.
Can I get terms before I'm under contract?
Yes. Send the address — or just the city and county — and the numbers, and we'll issue indicative terms you can take into your offer.
Do I need an LLC?
Not to apply. You'll need an entity (LLC or corporation) to close, since we lend business-purpose only, but you can form it while we underwrite.
How are you paid on a placed loan?
When a deal fits a partner lender better than our own balance sheet, we place it and are paid by that lender. Your fees are the published schedule either way — nothing is marked up.
What kinds of deals do you decline?
Owner-occupied or consumer-purpose loans, ground-up construction with no permits, deals under $75,000, and property outside South Carolina. If it's a no, we say so on the first call and point you somewhere that does it.
